Today's Logan Circle is a name drop
neighborhood. Gone are the day of the orange hat
patrol and their absence is a testament to their
success. They almost single handed transformed
a community that was notorious for street
walkers (prostitutes) and drugs. Now, all that
is a distant memory. Whole Foods, The Studio
theater, Upscale condo, cafes, bars and
restaurants have replaced the auto repair shops,
greasy spoon, small wholesale shops and vacant
building. Logan Circle is again prominent
neighborhood with restored Victorian
brownstones, new and newly renovated condos,
galleries, theaters. U Street, Dupont
Circle, Downtown and Mt Vernon are all at it's
doorstep, so if it can't be found within the
neighborhood it probably available in a
neighboring community.
Had you ventured to 14th and P streets
this weekend in the morning you would have seen
crowded sidewalk cafes and coffees shops, dogs
and dog walkers and still others ambling about
during their weekend chores. If this visit had
been later in the day say about 7pm those same
sidewalk cafes and restaurants would again be
crowded. And the corner of 14h and P streets
bathed in the marquees and lighting of the
Studio Theatre, with crowd rushing in for
tonight's performance of 'Superior Donuts' |

I like the housing options in Logan
Circle. This is not your cookie cutter
neighborhood. You will also find
Victorian brownstones and large
rowhouses restored to their original
splendor. The condos here and not
the cookie cutter. Here you'll fine,
townhouse condos, lofts with spiral
staircases, condos with their own
private elevator, and condos with huge
terraces high above the streets with
great views. The Circle itself is
designated a Historic District. In
a way the restoration of structure around the circle is
emblematic of the neighborhood, with the
townhomes and Victorian brownstones
constructed of several kinds of stone
and brick with many three to five
stories.
The average sales price
for a studio or one bedroom condo
in Logan Circle is
about $360,000. A
two-bedroom unit jumps
the average price up to
almost $630,000,
with a select few
selling for between
$700,000 and $950,000.
As for single-family
attached and detached
homes, the average sales
prices for a
three-bedroom is around
$600,000. The average
price for larger
properties in the
neighborhood (think four
to six bedrooms) is
$900,000, although a
handful of those homes
are valued at over a
million dollars.

Logan Circle is a very walk
friendly neighborhood, so
walking is a sufficient
and efficient way to get
around for the most
part. The walkscore for
Gallery Place is 98 (a walkers
paradise' , meaning
personal transportation
is not a requirement. Walkscore calculates the
walkability of a given
address's proximity, to
dining, library,
schools, shopping,
transportation.......
Washington Area
Metropolitan Transit
Authority (the
Metro) is also
an excellent and
inexpensive option to
get from point A to
point B, and
although there are no
Metro stations in the
neighborhood, there are
station in each of the
adjoining communities.
Getting there can at
times be a chore.
Sometimes it may make
more sense to take a
bus. Many Metro bus
lines services Logan
Circle along 14th and
16th if you are going
north or south and P
street for going east
and west.
Sometimes life calls for
a cab -- and around
here, they're
everywhere. Just raise
your arm and one will
stop. If you are
driving, you can
easily get across town
on P street and uptown
or downtown along 16th,
14th and 13th streets.
As you might imagine,
street parking in
Logan Circle get more
difficult as more
residents flock the neighborhood. Car owners
here find it beneficial
to own a garage
space, generally
available in some
residential buildings.
